    Rent is due on the 1st with no grace period. If it’s late, the tenant hears from us the same day by text and email. Your share is remitted within the first 10 days of the month, net of fees and approved expenses.

    Every call, message, and request runs through us — so your phone stays quiet. Tenants always reach a real person who knows your property.

  • Finding your tenant — included

    We’ll find you an exceptional tenant — included in your fee, with no finder’s fee, ever.

  • Screening done right

    Credit, employment and income, rental history, and references — assessed consistently and in full compliance with the Ontario Human Rights Code.

  • All RTA legal notices & filings

    N1, N2, N4, N12 and the rest — every notice and LTB filing prepared and served correctly under the Residential Tenancies Act, 2006.

  • Arrears & eviction management

    A clear process: Day 1 contact, an N4 by Day 5 if needed, and an L1 application to the LTB if it isn’t resolved — handled start to finish.

  • Maintenance coordination

    In-house work at $45/hr and trusted local contractors passed through at cost, with emergencies answered within 10 hours.

  • Inspections

    Move-in and move-out inspections with photo reports, plus periodic visits so a property never goes unseen for long. Always with 24 hours’ notice.

  • Monthly statements + live ledger

    A clear statement every month, plus a shared live spreadsheet updated continuously with any new information — so you can check in any time.

One fair rate. No hidden finder’s fees.

Our management fee is 6% of gross monthly rent — or 5% for portfolios of 20+ units. Finding your next tenant is included, so you never pay the industry-standard finder’s fee of roughly half a month’s rent. Maintenance is in-house at $45/hr or contractors at cost.
