Who provides property management in Kincardine and Bruce County?
Ben Brewer Homes is a residential property management company based in Kincardine, Ontario, serving owners everywhere within roughly 60 km — including Port Elgin, Tiverton, Walkerton, Hanover, Paisley, and Sauble Beach. How do I choose a property manager in Bruce County?
Ask any manager you’re considering: what’s the monthly percentage, and is placement included or a separate finder’s fee? Is there any markup on maintenance? How quickly is rent remitted? How will I see what’s happening? What does it take to leave? Our answers: 6% all-in, placement included, maintenance at cost, remittance within the first 10 days, a live shared ledger, and 90 days’ notice with no lock-in.
How much does management cost?
Our fee is 6% of gross monthly rent (5% for portfolios of 20+ units). Finding your tenant is included — there’s no separate finder’s fee.
Where do you manage properties?
Everywhere within roughly 60 km of our Kincardine base: Kincardine, Port Elgin, Tiverton, Walkerton, Hanover, Paisley, Sauble Beach, Point Clark, Holyrood, Cargill, and the rural properties between them. If you’re unsure about your address, just ask.
What’s included in the fee?
The full scope: rent collection and remittance, all tenant communication, finding and screening your tenant, every RTA notice and LTB filing, arrears and eviction management, maintenance coordination, inspections, monthly statements, and a continuously updated live ledger.
When and how do I get paid?
Rent is due on the 1st. We remit your share within the first 10 days of the month, net of our fee and any approved expenses. Deposits are remitted directly to you.
How is maintenance handled and billed?
In-house work is $45/hour; outside contractors are passed through at cost. Emergencies are responded to within 10 hours.
How do you screen tenants?
We assess credit, employment and income, rental history, and references — applied consistently and in full compliance with the Ontario Human Rights Code.
Can I cancel the agreement?
Yes — with 90 days’ written notice, and no long lock-in. We’d rather earn your business every month than tie you down: if you’re ever not satisfied, we’ll work to make it right.

How do I rent a place with you?
Request a showing and tell us what you’re looking for — a real person will follow up, usually within one business day. If you spotted one of our rentals advertised online (say, on Facebook or Kijiji), use the “Seen a rental online?” form and we’ll take it from there.

Use the “Seen a rental online?” form and tell us which place you saw and where. We’ll get right back to you to arrange the next steps.
What do I need to apply?
A complete application covers identification, employment and income, rental history, and references. We screen every applicant fairly and consistently.
When is rent due?
Rent is due on the 1st of each month. If a payment is missed, we reach out the same day — we’d always rather sort things out early.
